The Terms and Condition of Hire

 

The Property is our family holiday home and to enable everyone who uses it to get maximum enjoyment from their holiday, all parties making a booking are deemed to have read and accepted the following Terms and Conditions of Hire.

 

Air Conditioning/Heating Units:

The air conditioning/heating units - one in the lounge and one in each of the bedrooms - are extremely expensive to run so please use with consideration and respect.  There is also a ceiling fan over the dining room table if you prefer.

Arrival and Departure:

The earliest you can gain access to the apartment is 4pm unless a different time has been agreed with us.  Please vacate the property by 10am on departure day.  The keyholders will liaise with you regarding collecting the keys at the end of your stay.

Booking/Payment:

Please email to check availability of required dates and provisionally book your holiday.  A 20% non-refundable deposit is required within 7 days to secure your holiday.  We will advise when the balance of your holiday is due (8 weeks prior to your arrival).  If you book 8 weeks or less from the date of arrival, payment in full will be required.

Cancellation:

If you have to cancel your holiday you must do so in writing (email is fine) and the cancellation will take effect from the date of receipt.  In the event of cancellation, a sliding scale of charges will apply as follows:

 

Cancellation 28-21 days before holiday start date  –  50% (50% refunded)

Cancellation 20-14 days before holiday start date  –  75% (25% refunded)

Cancellation 13 days before holiday start date       –  100% (no refund)

 

Should the property become unavailable due to circumstances beyond our control a refund of all monies paid to date will be refunded.

 

Complaints:

Any complaints must be made immediately by email to the Owners who will endeavour to rectify any problems as soon as possible to ensure the enjoyment of your holiday is not compromised.  Complaints must be raised with the Owners prior to your scheduled departure date.

 

There is a Complaints book/procedure available at the apartment should you need it.

Directions/Parking:

Directions to the property from Almeria, Murcia and Alicante airports can be provided if required.  One car may be parked in our designated parking bay 186.  There is additional parking directly opposite our apartment just outside the development.

 

You will given a remote control with your key which will allow you to operate the vehicle access gate.  A replacement charge will be deducted from your security deposit if the remote control handset is lost or returned damaged.

​

Electricity:

Electricity is included in the rental.  It is a condition of rental that all appliances are switched off when leaving the property unattended.

 

Linen and Towels:

Linen and Towels (indoor use only) are provided.  You should bring your own beach towels.

 

Long Term Rental:

Terms and Conditions for Long Term Rental will differ from these Standard Terms and Conditions and will be provided when requested.

Occupation:

Under no circumstances will the property be let to more than 6 people (plus one baby in a cot) and only to the individuals named on the Booking Form.  Any amendments to the Booking Form must be advised to us prior to the arrival date. Passport/Personal details of all guests over the age of 17 will be required in compliance with Spainish Law.  As this is a family oriented development, we reserve the right not to accept bookings from ‘single sex groups’ or ‘groups under 21 years of age’.

Property Facilities:

We will endeavour to ensure that all facilities are available as described in the property description.  However, there may be occasions when this is not within our control and we cannot be held responsible in such cases.  We will try to resolve any unforeseen issues brought to our attention.

​

Resort Rules and Regulations:

You must be reasonable and fair and comply with all the rules or regulations of the development.  You must give consideration to other residents (some of which are in permanent residence) and all music must be turned down low after 11pm.  Non compliance with any rules may give rise to you being asked to leave the property earlier than your scheduled departure date.

​

Security Deposit:

An additional €150 security deposit will be required for each booking which will be refunded automatically assuming no damage has occurred to either the property or its contents, the door key and vehicle access remote has been returned to our keyholders, the air conditioning unit remotes have been left at the property in working order and the property has been returned in a clean and tidy condition.  Any breakages (including cups, glasses etc) must be reported to the Keyholders before departure so the items can be replaced.  The person making this booking is the person responsible for any damages.

Smoking:

Smoking is not permitted in the property at any time.

​

Swimming Pools:

You must at all time adhere to the rules and times applicable to the Swimming Pools for safety reasons.  Also, it is illegal in Spain to swim in either of the two outdoor pools without the presence of a lifeguard due to their size.  A lifeguard is not needed for the indoor pool so please be aware of this.
